We base it on current, comparable sales in your building and community, adjusted for your unit's floor, view, layout and condition, plus where the market is heading. You get an honest range, not an inflated headline figure designed to win the listing.
The main costs are the agency commission (typically 2% of the sale price) and, if you have a mortgage, an NOC fee and any early-settlement charge from your bank. The Dubai Land Department transfer fee is usually paid by the buyer. We lay out your exact net proceeds before you list.
